Property Rights
The Cherokee Coalition for Responsible Growth (CCRG) supports property rights for all stakeholders. We support the rights of a landowner to sell or develop and the rights of abutting landowners to equal protection of their peaceful enjoyment of property and of the financial value of their investment.
Any business investing in Cherokee deserves the security of knowing that the land use abutting their investment will not undergo a radical change in use - such as going from commercial to industrial to allow an asphalt plant or toxic waste dump. Such a use, while undoubtedly profitable to the landowner employing such an intense use, would devastate property values and business opportunities for the abutting businesses.
Likewise, homeowners making what is typically the largest investment of their lives deserve the security of knowing that the land abutting them will not undergo a radical change of use from what it was planned for at the time they made their purchase. Homeowners investing in land abutting other residentially planned land often suffer loss of quality of life and loss of property value for residential use if that abutting land is changed to commercial or industrial use.
CCRG supports land use planning that establishes predictability for people making industrial, business, or residential investments in Cherokee County.
Change and growth are both desirable and inevitable. We support planning for step-down, transitional areas from high intensity uses such as General Commercial and Industrial to less intense uses such as Office. We support moderate residential density as transitional and step-down zoning between Office and large lot subdivisions and Country Estates.
When County and Cities follow a Land Use Plan, there is a degree of security to business owners and homeowners who invest in Cherokee. A Land Use Plan allows for predicted growth in population while identifying places where land use changes can be cost effectively serviced by roads, schools, water and sewer, police and fire protection and other infrastructure.
